Clear policies and transparent pricing are essential to a successful management relationship. This page outlines how we handle finances, maintenance, leasing rules, and operational standards so you always know what to expect as a property owner.
Management Fees & Owner Payments
We are competitive with our prices! Turnover and vacancy are the biggest expenses for property owners. Most companies benefit from your loss, but we have set up our pricing to be affordable and owner friendly. We make money when your property makes money. We are motivated to find the perfect long-term tenants for your home.
We collect rent directly from tenants and deposit all funds into a dedicated trust account. Each month, owners receive a detailed financial statement accounting for all income and expenses. Management fees and approved expenses are deducted, and the remaining balance is sent to owners via direct deposit. Statements are delivered electronically for convenient record keeping and review.
Maintenance Policies & Owner Approval
Proper maintenance protects property value and supports tenant retention. Owners set a maintenance approval limit, which allows us to efficiently address minor repairs while maintaining owner oversight of larger expenses. Our policies state:
- Repairs under the approval threshold are handled promptly and documented on your statement
- Repairs exceeding the threshold require owner approval before work is completed
- If a repair cost cannot be determined until diagnosis, we will provide details and estimated costs before proceeding
All vendors are licensed, insured, and vetted for quality and reliability.
Vendor Standards
For liability and quality‑control reasons, we use approved professional vendors. Friends, family members, or neighbors may only perform work if they meet licensing and insurance requirements and are approved as vendors. We are happy to invite qualified vendors to join our network, though we cannot guarantee the use of any specific provider for individual repairs.
Rent Collection & Lease Enforcement
Rent is due on the first of each month with a defined grace period. Lease agreements are strictly enforced, including late fees, occupancy limits, pet policies, and other lease conditions. When lease violations occur, notices are issued promptly and corrective action is taken as needed. Consistent enforcement protects both cash flow and property condition.

Pet Policy
Pet approval is the owner’s decision. Allowing pets can increase demand, while restrictions may reduce risk. When pets are allowed, limits and deposits are recommended based on the property. All assistance animals are handled in compliance with Fair Housing regulations.
No‑Smoking Policy
All leases include a no‑smoking policy to protect property condition and reduce long‑term maintenance costs.
Property Inspections
Regular inspections help identify maintenance concerns early and ensure lease compliance. Inspections may include:
- Move‑in and move‑out inspections
- Routine drive‑by inspections
- Additional inspections as needed or upon request
These inspections support preventative maintenance and protect the long‑term condition of your property.
