Get Your Checklist Ready for Move-Out
Preparing for move‑out is just as important as moving in. The information below outlines notice requirements, inspections, security deposit details, and a checklist to help you leave the property in good condition.
Notice to Vacate & Early Move‑Outs
Providing timely notice helps ensure a smooth transition and allows inspections and re‑renting efforts to begin promptly. Please review the following guidelines:
- Written notice is required before vacating
- Early move‑outs should be reported as soon as possible
- All keys should be returned promptly to begin the inspection process
If the property is re‑rented during your remaining lease obligation, overlapping rent may be refunded.
Security Deposit & Forwarding Address
To ensure your security deposit is processed without delay, certain steps must be completed prior to and after move‑out. We require
- Security deposits are held in a trust account
- A forwarding address must be provided in writing or by email
- Deposit refunds are mailed within 30 days of the completed inspection
- Deductions may include cleaning, repairs, or trash removal
Keys & Property Vacancy
The property is not considered vacated until all required items have been returned. Before leaving, make sure to:
- Return all keys to the office ($50 fee per key if missing)
- Leave garage door openers in a kitchen drawer ($200 for missing openers)
Move‑Out Inspection
A move‑out inspection documents the condition of the home after vacancy. Please note:
- Your presence is not required
- Inspections can be scheduled 3–5 days in advance if you wish to attend
- The home must be empty and cleaned
- A $35 re‑scheduling fee applies if not ready
Move‑Out Cleaning Checklist
The checklist below is designed to help you avoid unnecessary charges and speed up deposit processing. The goal is to return the home in the same condition as when you moved in, accounting for normal wear and tear. Please ensure the following are completed before inspection:
- Remove all personal property from the home and storage areas
- Sweep, mop, and clean all floors
- Clean walls, ceilings, baseboards, and trim
- Clean windows, screens, and windowsills
- Deep clean kitchens and bathrooms
- Clean behind appliances
- Vacuum carpets (Professional cleaning optional; receipt required)
- Ensure all light fixtures have working bulbs
- Replace smoke detector batteries (9‑volt)
- Remove satellite dishes and seal installation holes
- Mow and trim lawns; remove outdoor debris
- Remove all trash from the property (Do not leave garbage at the curb)
Final Notes
