I understand a 45-day written notice to vacate must be issued and be given on the 1st day of the month. I understand I am responsible for rent and utilities through my 45th day of my 45-day notice. I understand if I am vacating prior to my lawful termination date(lease expiration date)or improper notice or no notice to vacate is given, then I understand I am legally responsible for rent, utilities, security deposit forfeiture and all other termination fees through my lawful termination date, or until the property re-rents. I understand if I fail to return keys or garage remotes, I will be charged to replace all locks and garage remotes. I understand I may be charged for repairs, cleaning, and carpet cleaning(considered above normal wear and tear) unless I return the property to the same condition it was during the inception of the property, or what was otherwise noted on my Move in Checklist, provided to DJW Property Management within 3 business days of my move in date. I understand DJW Property Management has 30 days from my lawful termination date to send a security deposit statement and I understand I am responsible to provide DJW Property Management with a forwarding address. I understand that it may take up to 30 days to process my security deposit and my refund will not be determined at the time of the move out inspection. I understand security deposit refunds will be made in one check jointly payable to all Tenants; and such check and any deduction itemization’s may be mailed to one Tenant only. I understand DJW Property Management will begin advertising the property in effort to re-rent the unit; should DJW Property Management receive an application and the applicants are approved, I understand I will not be able to extend my notice to vacate.
